Managing Self Storage

I am new to real estate investing and I am in the process of purchasing a self storage facility that has under 100 units.

I am looking for some advice on which software is best for self storage properties. I am looking for something that is user friendly, makes automated emails to tenants the day before payments are due, when they are issued a late payment fee, an eviction notice, has the best credit card processing fees and automatic payments. 

I am also curious as to how the eviction process works as well. 

Any help with these questions is greatly appreciated!
