I tried this in the past, but typically by the time they get to the sheriff's sale the owners are either long gone, unresponsive or unwilling to do anything. the one exception i've found is when the county has an incorrect address for the current owner (usually a probate issue), so if you can track the correct address/owner down quick enough it would work.in my county (harris county), the list comes out the 15th of every month, the auction is held the first tuesday of the following month - only giving you about two week to track them down, lock it up and close. hardly enough time to also find a buyer.

I think it would be difficult to explain to a guy why you deserve the contract fee.Typically, investors pay contract fees for someone who has done the leg work.figured out estimate repair costs, comps, market rent etci'm not in expert on thisbut I would say look for properties were you live first, find buyers at rei clubs and know what to look for.have a buyer before finding a property, becuase its unfair for the seller if you lock up a house when you can't assign it.do a search on wholesaling out of town properties see what you find. just saying before taking my word on it do a little double checking.

The agreement only applied to THAT one property for a finite period of time, so we weren't "locking" ourselves up with someone we didn't know and didn't like.

They told me to divert the air flow.I bought another dryer vent tube and one of those door flap devices (don't know what they are called) and connected it to the vent hole outside the house, so that it blows the exhaust three feet further from the AC condensor.
