Out of Town Deal

I am using hypothetical places to check if I would be doing this deal right.

I am in Ocoee, Fl. and I just got an Option under contract in Ohio.

Do I now find a cash buyer in Ohio and send him the specs on the house
and my offering price to him? I am just going to assign the Option to him.
He and the seller will take it from there.

I'm assuming he will check the house and confirm my numbers

I hope I'm explaining this right. I'm just trying to find out how I would handle an out of towner.
