I'm active with our local MLS so I have access to the data. 

I am looking for this data in the Rockford, IL area (particularly Loves Park, Machesney Park, Roscoe, and the east side of Rockford). 

A skilled real estate agent is a great resource as well, as MLS databases to give them access to extremely detailed physical data and sales records.

Also I would like to get access to MLS data.

Although I look at "city data," something like the comps you have would be a bonus. 

My footprint is significantly wider, but I basically did a multi sequence drop to companies that met my criteria.I'm sure your next questions will be, where did I get my data and how come so many people responded?

Those HUD numbers are from statistics taken from lots of housing units all over the place, and no single one of us could gather that data from our own units. 

In some counties you can get this data for free off the county recorder's web site.  

How did the timing work out for how long you could consider the data before having to put in an offer.
