I cleared about $55k after resale and holding costs and borrowed $200k so my cash on cash was 85% and I did it in 4 months.This was done in a very, very competitive market of Southern CA where finding good spreads in that type of value range is difficult at best.Most of my acquisitions are REO deals and not short sales, but short pays are a larger majority of the inventory compared to REO so you must work them if you plan to consistently obtain deals.

We've constructed and begun work on a massive marketing campaign consisting of direct mail, newspaper ads, magazine ads, internet marketing, business cards and pamphlets at local businesses, cold calling, walking around our neighborhoods looking for properties, and word of mouth and bird dogging.

(see my posting under Marketplace) as an example, and I consistently find some good properties in the $15K to $18K per door range.I also think Cleveland is better as a B&H than a flip as multi-families have been a bit slow on the appreciation lately, but they will get there as inventory dries up.

I also suggested to HOA "no littering signs" & to put fines for no littering in the newletter.Also, there's one unit that consistently throws their empty alcohol bottles on the grass (last weekend was brandy; week before a smashed bottle of tequila).Is there any other suggestions you may have?
