What options might there be to help them/us pay as little in taxes and transfer costs?

I am trying to transfer them to LLC for protection.  

It would be one thing if MIL were well off, and were paying rent to you as a means of transferring wealth to the next generation.

That's an awfully long time to notify tenants, transfer documents and funds, and close your account.

@Morris Cohen I assume you are transferring/have transferred the 6 sfr’s to an entity, otherwise this wouldn’t help you with the  Fannie 10 mortgages properties limit, correct?
