You need to focus on the source of water. 

I was planning on focusing on small multifamily properties (duplexes, triplexes, and quadplexes), but I'd be interested in hearing people's' thoughts on the best investment type for the area.Thank you for your time.

I wanted a community pool to reduce my liability.

I am more focused on equity growth though, so I would like to purchase a “value add”  in a great area with a high chance of appreciation.

When creating your criteria, it is important to focus on the evaluation of the following qualities: • Capacity to pay: Does the prospective tenant have enough income to afford the rent and other expenses involved such as utilities or additional costs such as parking or storage? 

Focused on St Augustine Beach area (outside the "transient rental regs" zone...), but close enough to the St Aug downtown that ppl can get there easily.  

Personally, local is best but without knowing more about you, it might not be a good approach.

I always start off clients in the resort style communities rather than trying to make a go at it in a 'regular' community.
