Looking for beach (or close to beach) FL STR

Hi, my wife (we live in Upstate NY) and I are planning to purchase a STR this year with the plan to rent it for most of the year, and vacation 1-2 weeks there ourselves. Focused on St Augustine Beach area (outside the "transient rental regs" zone...), but close enough to the St Aug downtown that ppl can get there easily.

Mainly looking for condos, but not seeing anything that pencils well.  Basically seeing break-even at 75%-80% occupancy.  Hard to know what to expect given the quality of data I can get from AirDNA and similar resources.  Any insight would be greatly appreciated.

Not absolutely married to St Aug, but would like a place that would draw renters and also satisfy our "foodie" tastes...
