In Michigan you are able to put your commission towards your downpayment/closing costs.

From what I understand, all the permits are spoken for and the whole system is closed for 2023.

Account Closed I would suggest giving the rent by room a try after you’ve done some research.

First you must purchase at least as much as your net sale (the contract price minus closing costs). 

If the property was vacant, you could possibly get a lease option to purchase locked in, get your permitting ready while 'renting' and then once close to ready, execute the option, but it sounds like that might not be feasible if the property has a tenant.
