Its no state secret that my HOA and/or the Property Management in charge weren't that great with all those one star reviews from various homeowners about the PM on Yelp.

I get 12% on passive diversified lending funds (no effort on my end and diversified risk across many projects) and shoot for 18% on my own private lending where the loan is all on a single property and I do the work of qualifying it.

Also, I'm not sure I want to manage for others outside of this favor, so that would be why I didn't want to invest much effort or money into this.

So my turn around time is getting screwed up.Anyways I am planing to put the money and efforts and get the property in right shape.

This, and with some door reinforcement, it should make it a hardened target, not fool proof, but maybe too much effort.

Unfortunately there are a multitude of apathetic PMs in this market, I think because of the extra effort involved with managing college rentals.

With little effort you can be back in working order very cost-effectively. 

If you had $1,000,000 available in cash, it will take you a lot of time and effort to purchase 20 houses.

They key is knowing which investments are the easiest and most profitable without the time and efforts, somewhat turn key.

Why waste your time effort and money on a broker?
