@Michael ChiafulioDefinitely would not touch D class properties, would make little sense.You could go something like this (see my link below), which is in the Detroit market.You will get the cash flow but you will need to buy in the right locations and stick to SFHI am all about adding value, for me I would never be buying turnkey.

I'm currently paying $1800 a month for my apt which is below market rate. after using BP calculator, if I pay the asking price with 3.5% down, I will be paying $1300 a month toward my mortgage.That is $500 saving from my current rent, Do you think it is a good idea for a first timer to invest this kind of large money?
