As soon as you show that you are professional and serious about background checks and will follow through with them most underwualified tenants won’t bother applying.

Saying I am putting him out on the street with his kids, he has invested money in the house..... on and on....His wife in the background saying a 30 days notice is illegal.

This information comes from a credit/criminal background check, employment history and current income, and Landlord references.

Background:  Historic buildings have local conditions which can be adverse to REI. 

A better idea would be to pick a certain area, preferably small at first and one that you know the best and just dominate there.

As a little background on me and my current financial position - I am a year out of college and have managed to save up a respectable amount that I intend to use to make my first REI.

Here's what I have so far: Background: Cavalier is a small town (pop. of ~1500) in NE North Dakota, which is approximately 1.5 hours from the nearest large city (Grand Forks and Winnipeg).  

I can recommend a few demo guys but I can vouch for their background etc.
