How can I best assist the seller?

Is there anyone in New Jersey that can help me learn the landlord business. I have read the books and listened to the pod casts but need to see it first hand.

And to expand on this further there are "Downpayment Assistance Programs" that will allow you to bring even $0 to closing. 

And if you have an assistant to make calls for you, make sure to call 300 people a day.

Tenant emailed me asking when I had been by, citing the leases 24hr notification rule, and tenant sent me a doctor's letter that it is a assistance, service animal.
