My confusion came in with getting documentation to actually prove it.  

Our first goal is to invest in a multi family and house hack for at least a year, probably using FHA loan if possible.What better way to really get involved and committed than having to actually live with/in my first investment.

However, the new rental is a new property to me and while I'm doing everything I can to have all the pieces working, I might miss something.I have had a vacation out of the country scheduled for about 9 months(before I even thought about buying this property).

@Imran Raz The title work seems high on the loan estimate,  but it looks like the actual loan cost is $4,049.

Of the types of deals you were pitching, how many have you actually done yourself or at the least been a part of? 

If it does get the property under contract/ assignment paper work. to get your hands on such paper work contact local (real estate attorney) he can actually help you with all this if he's good, he should have connections.

She may think it's worth $360K but I've learned many times that what a seller thinks and what is actually reality are two different things. 

I'm not sure how to go about actually transferring the title, was planning on reaching out to the title company we used when we closed on the houses.

The DCSR on my report, I just noticed, is programmed incorrectly and is actually around 1.25.

I actually just made an offer on a 3-unit in Salem, NH great location with great rental income, but sadly was outbid.
