The "city center" is full of beautiful homes, circa 1900, many of which are fully restored and updated.   

Also you need a title report, etc, etc, etc You need to know how much re-instatement amounts are to the penny, who the lender is, how much the monthly payment is, who is on the loan, what other liens are on the property, what deferred maintenance costs are, and so on.I always approach it from a position of asking the seller what they want to accomplish.

I bet you could sell your three homes and take whatever money you get from it and buy 3 homes with the cash and accomplish your goal.
