I don’t know your market... however painted wood floors used to be a trend, many, many, many years ago and done so to be cheap.

If that's the case, choose the market that has the best combination of cash flow and strong economic and demographic trends.

I think it's important to see a cap rate trend and where your investment would be.If you invest directly, the macroeconomic level is not the first priority because you can create your own game and scenario for the future.

I looked back at our original investor proposal to pull some of the macro trends that we were following to give you a sense of what drove our thinking at the time and which ended up paying off for our investors.  

You need to understand the trends in Fl and the specific market you're looking at there, colors, finishes, features etc.

I started this discussion to draw in the interest of everyone new and hopefully get more tips and tricks besides the beginners guide on everything and some real experience from others.

Like who’s president, economy’s health, stocks, local trends, etc.

There will always be companies, businesses and professionals that can not work from home but more and more we are seeing the trend continue. 

They do not seem to align with the metrics and trends I have observed so far for Michigan.
