To answer your question, I would place a value in the $320,000 down to $250,000 range (using purely present value calculations.)If I were in your shoes, I would rewrite the terms to at least 8%.

I am seeing very good deal flows..stuff normal people can not get access to ( self storage, mobile park homes,  hotels/extended stays in the shale belt states. apt complex in hot areas ( TX, ATL ) .. just to name a few.
