@Arta Montero - I have been a structural engineer since 1996 (graduated WVU) and got my PE in 2000 when I had enough experience to sit for the test. 

What's the harm in doing a test run with the tenant & keeping your dad as a backup?

I've been listing a few properties lately "as is" to test the market.

Maybe the perc test failed and they snuck it through.

Obviously these are extreme, but show what happens when builders don't do adequate soil testing.

The self sufficiency test still applies to 3/4 units but many 4 units can pass easily in Chicago.

I just finished my 40 hour pre license class & i'm studying for the test now.

Do a stupid money test.
