Strategies to Practice Analyzing Deals

I want to get some experience analyzing deals before I jump into investing within the next year.

What is the best strategy to practice analyzing deals so I can feel more comfortable within by the time I ready to make actual offers? If there are any BP books that tackle this, I'd be willing to go that direction for info.

I am an agent, so I have access to the MLS and lots of other tools that may assist me.

Any help would be greatly appreciated.
