I am currently looking to put an offer on 5 possibly 7 different properties, ( all from the same seller) picking most of them up for about 55K I am looking for a lender who can fund all the properties into one loan, or if I have to take out Frannie Mae loans a lender who can loan 55K.

If working with real estate agents at this early of a stage in my learning, I don't want to waste any agent's effort but I do want to garner more experience and comfort in the process so I'd like to pick anyone's brain.

But that is neither here nor there.if you want to let them out of the lease just pick a mutual agreed date and let them move and treat it like any other end of lease. 

I ended up picking Columbus Oh because of the availability.

With this knowledge i have picked up over the years i want to start making something for myself and learning the business from an investor perspective.

I've read the books and done the research to know what markets work for my goals, but mentally I find myself nit picking every market trying to find the "perfect" fit which leaves me to never pulling the trigger. any advice on how to overcome this so I can finally get my real estate dreams underway??

It was over the course of a couple of weeks of doing other stuff, but I would go out and pick the weeds out of the lawn by hand.
