Finance options needed!

I am currently looking to put an offer on 5 possibly 7 different properties, ( all from the same seller) picking most of them up for about 55K I am looking for a lender who can fund all the properties into one loan, or if I have to take out Frannie Mae loans a lender who can loan 55K. I have money to put down, any suggestions. On finance options it recommend any tips?
