Primarily, a sealed envelope of building, 2 years of roof, health & safety items like adequate heating, venting, no visible discoloration (mold), egress from each bedroom, termites, peeling lead paint, drainage issues, secured railings, and as miniscule as trip hazards if they are having a bad day.

It takes discipline, but once you commit to it mentally...and understand it, it becomes your roadmap...and you'd be surprised at how fast it works...depending on the market you invest in.

@Ashley Wolfe I've been following this thread and while I can appreciate the abundance mentality my gut is warning me here as well. 

I saw a recent post that compared this industry to health science startups--it's not really about user growth or deals funded, it's about efficacy.
