For starters, I would transition my rent collection, leases, maintenance requests to an online system.

Assessed values aren't true appraisals, so "county data says the last appraisal came in at 84k" tells me that the county drive-by (mass appraisal technique) assessed value is 84K.

@Stephen Chu most of what is written in books is for mass consumption and written in generic terms. 

Those other exceptional builders that cant compete in the mass marketplace on a yearly basis become spec builders and the customers come to them that way.

What would you recommend for someone who is starting out and isn’t skip tracing on a mass scale?

Soon, I will transition the property to a full time airb&b after some additional upgrades looking for $200 a night minimum.

We closed this last Tuesday at about $10k higher than we'd expected.With regard to strategy, we are looking at flipping only as a short term tactic to build up more capital, but will transition into buy & hold later this year or early next. 

We've started the transition to host travel nurses exclusively.
