When the water soaks in to the ground adjacent to the foundation it causes the clay to expand  and push the foundation wall in so you need to make sure it is directed away as much as possible. 

Especially if you could focus on student housing, Georgia Southern is expanding as a university and becoming a viable alternative to other big state schools like UGA since those are becoming more and more competitive to get into.

Starting out with wholesales, expand into multifamily buildings. 

I currently have a rental for college kids and am looking to expand to more/multi tenant.

I am still absorbing as much knowledge as I can and starting to analyze deals.I live in Cincinnati, OH and I'm looking to house hack with a multiunit property in the area (Norwood, Oakley, Hyde Park, Pleasant Ridge) and hopefully exponentially expand from there.

Our soil is predominantly clay so it goes through a lot of expand/contract cycles when it rains.

If they do not wish to pay the additional cost for a larger system I still try to layout the system design in a way to be able to easily expand in the future.Since soils take a very long time to develop, it is typically changes in soil classifications in the regulations that will be of concern.

We will continue to use Listsource, but we want to expand our net using other sources to hopefully increase our odds.My question is does anyone know any other good public records websites other than Listsource that we can find workable leads?

I use the expanding foam with the bitter taste (pestblock, it's called) in those areas, then lay the traps to make sure there aren't any trapped inside the apartment.I'd disagree with your pest guy.
