My biggest issue with my first flip was scrounging up the cash for the contractor portion, when I was doing my own work I used my Home Depot and Lowes credit cards (not the best choice I think, but it got me going in the right direction).

For example, my lease (standard CAR residential lease) has a clause that states that the "Tenant shall maintain the garden, landscaping, trees, and shrubs" (there's also a blank area below it that states "Tenant shall maintain_____________" where you could easily add in a part about picking up after their pet).

I'm sure there's an acronym somewhere but it really doesn't matter.But, we've also done some deals that probably aren't as great as they could have been, we could have waited and got better deals, but we have one small problem - we don't have a crystal ball.So we play the game the best we can today, rather than worry about the deal that may or may not happen tomorrow.However, of the bad deals, although they may not be as good as we want it opens doors (both physically and metaphorically).For instance, we got to a size of SFRs (with the bad deals - grass still needs cutting) where my wife employed a gardener for two months whilst I was away.

If you have the time to DIY it, it's pretty cheap to get new cabinets from Ikea (A quick guestimate puts it at ~$1100 based on two 15" base cabs, one 30" base, and 4 30" wall cabs), and their butcher block countertop is dirt cheap(~$200for 74" sheet of solid oak)You can also just replace all the doors; there are companies that will do that for you; If it's a standard size (and I imagine those are), you should be able to get replacement doors from home depot / lowes.Unfortunately, because of the style of those doors you can't just put new pulls on them or repaint them.
