Later in the year I purchased my second and third rehab projects, which should both be finished and listed for sale this weekend.

It's the dreaded "Thanksgiving through Christmas" freeze.

The best one I knew in a B&B cabin setting (only had a small breakfast and week end cook outs) was a nurse who worked at the hospital while living at the property and her husband was a great guy who could do it all, they lasted about 5 years before moving away.BTW, these were loans and deals that I was personally vested in, thus my personal oversight included the secret shopper vists and stays.

Years ago, I had a tenant who's toilet got plugged - but they continued to use it until it overflowed on a weekend and I was the only maintenance guy we had.
