depends on the state - as some states allow a loan officer to be a 1099 employee but if you are a W2 then it probably makes it more challenging.What states are you licensed in as we may be looking for some 1099 loan officers.

On top of the 'commonly used' investor filters like 2+ years back taxes, recently inherited, etc- I loved some additional possible/ unique filters like number of structures on a parcel, min/max land sq ft, initial purchase price, and ability to narrow down to very specific areas on a map.

Make sure you understand the area you are buying in, the politics of that community and the weather impacting your property.

Vacationing here right now and my partners, we own STR in other locations and we are interested in learning about the local laws and STR nuances for the area.
