The current flip I’m working on is rehabbing the main house and building an ADU utilizing the detached garage with Alley access.

Currently working on a duplex in Sacramento and these are all things that the inspectors are requesting.

However, if you have to pay them back in a short period of time and make high interest-only payments monthly, that might work against you.Have you tried asking for owner financing terms for the $230k?

I work with a good amount of investors, and some advice I would offer is to not shy away from a deal bc it is not a "perfect" BRRR.

It has been in the top 10 places to invest for year, but there are plenty of neighborhoods that still need work.

Life is so incredibly short. 

Also, love to work out as much as I can in things like running, bicycle, jumping rope, and lifting weights-no ripped or jacked by any means-but thinking in the long term benefit (like in real estate).
