We received a letter from HACC within the past 2 months stating that there would be no new vouchers and no new properties - I checked the website and it says "open with exceptions." 

This is logic makes sense and it works.How do you think I should build my credibility when I haven’t done a deal as far as a website and social media are concerned?

@Holly Ross If you're comfortable holding rentals in that price range Memphis would provide opportunities for you.

I would love to buy, fix and flip or even better, hold this property as an investment but I've got too much on my plate already

If he's paid rent until the end of the month, utilities are still in his name and his stuff is there (is the fridge empty), I'd hold off.

Well he did not hold up his end of the bargain, so I had him move out.
