Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $305,000

I purchased it with zero dollars invested. I then did a 60,000 rehab to make it a tri-plex.

What made you interested in investing in this type of deal?

Multi-family properties allow you to employ several different investment techniques. The property is currently doing two long term rentals and I live in the 3rd unit, but I plan to convert two units into STRs this summer.

How did you find this deal and how did you negotiate it?

I utilized Niyi Adewole, another agent in the ATL area, whose team I am now a member of.

How did you finance this deal?

VA financing

How did you add value to the deal?

Made a 3rd Unit

I now have a better network of contractors in the ATL area.
