I see you’re in LA, and you probably feel like you have to look afar, but really, you might just be better off buying something turnkey and saving yourself 4-6 months of non-stop stress.

If you honestly have no desire to self manage, 100% hire a PM and it will make it much less stressful on you!

When you are building an airplane (team) on the way down it always takes more time and more stress than you expected.

If they do then phone interviews where you go over every requirement, tell them about the background check, that you will verify income, aggresive breed dog rules, and stress the expectations of cleanliness you expect.

It adds to a little more stress, and sometimes I second guess myself and keep going over all the terms, sometimes after I have already invested.

I always get stressed that they aren't getting done (or getting done the way I'd like), so I take all the tasks back without even trying to communicate these things to the people around me. 

As previously mentioned, the primary concern is the amount of weight/stress being put on the roof.

In the interim, strap in...rehab can be stressful.

Less money, but less stress.
