Things like a loose faucet, missing transition strip, etc are things that may suggest to a buyer that the place is not well maintained.Take photos of the place and look at it through a buyer's eyes.

We will invoice you a mentoring fee 😉 Personally, I would consider paying for a mentor if I was trying to transition full time into a difficult space like multi-family syndication or something (arguably you need coaching & mentoring to be successful in that niche) but if you’re new in the journey and still finding your way (deciding on a strategy) you will find so many people are happy to share their knowledge & experience.

BP is great, but it is not really specialized in syndications so you might want to narrow your focus a bit and find a Community that concentrates on passive investing.When I first made the transition from active to passive investing, I found it very difficult to find quality operators and to be confident that they were going to be a good steward of my capital.

I just transitioned from one property manager and I just started another one (11 days into it so far) and I am not sure if I will be happy with them because they are not use AirBnB and other condo owners are getting booked now and I am not and I have one of the nicest condos in the building, but I know of another property manager I may change to, and this is why I am on this site today to get my own help.

So I only know when people proactively present a certain way, I don't have an accurate reading for my past clients LGBTQ status at all, only what is readily apparent... if Jack and John are married, I'm pretty sure they are gay, but I wouldn't necessarily know if John was born Jessica and completed his transition 15 years ago.
