Repairs before selling a home

We are fairly new investors, have 3 rental properties. We are about to sell one of the property. When we bought the house as per inspection there were some minor repairs needed but we did not get them fixed at that time( about 2 years ago) just fyi it was a cash down for approx 138k.

Now our agent is saying to get those repairs done which will cost us about 2k. Is it a worth to get those repairs done or should we sell as is? The selling price should be approx 170-180k right not for the same house

What is the ARV before you do the repairs? Run the numbers and both scenarios, i doubt 2k will make a dent.
