Okay, so I'm not that new...I been working my way through the Ultimate Beginner's Guide, reading forum discussions, listening to podcasts and soaking up as much as I can for the past five months or so and no one has even known about it because I never had set up a profile!!

Of course it wouldnt fit the profile for a buy and flip. 

Sometimes we have been talking to sellers for over a year before they decide to do anything.Looking at your post you have no profile pic and your profile doesn't show anything filled out or your location.What does TEAM mean??

Maybe you can upload a profile pic, if for some reason you don't want your personal photo online, another pic of a hobby or local monument, etc.

I started listening to the podcasts over a month ago, and have finally created a profile here on BP.

If you do have to go with a commercial note either due to your credit profile, the partnership you have (is it an LLC?)

If that property is in the Atlanta area like your profile says, I'm pretty confident you can get a much better deal on this.

They are generally open to the public, with specialized exceptions like some juvenile cases, celebrity/high profile cases, etc.  

I'm not familiar with those areas but if you have the full street address I'd be happy to generate some Neighborhood Profiles for you.
