Same with pools, equestrian facilities, and of course, proximity to great schools, shopping, restaurants, etc.After the physical items comes the paperwork stuff like watching out for very long DOMs ( days on market) and sudden rise in supply or drop in demand.

Even one slightly more aggressive thing you could do, but subtle enough to not be over the top IMO, would be if you have a decent rider then at the end you could hand them your RE business card and tell them if that you appreciate their business and if they ever need a ride or you can help them with anything else feel free to give you a call.
