Again, our credit will be good to go after the sale of our house proceeds pays off our older bad credit, ( I am aware it will drop first before rising once accounts are paid off)  I also just opened up a secured credit card to start building good credit per our lenders suggestion that is working with us to build it. 

I would need more information on your goals, expected return, budget, Etc. before suggesting areas.

Since you asked for constructive things you could do, I would first suggest learning as much as you can from BP.

I also suggest on your free time you get out on the field maybe 1-2 days a week to really get to know your neighborhood and talk to the homeowners there.

Maybe I am being too conservative in some of my estimates or even forgetting something big.If anyone has any suggestions or things I should look at differently, I appreciate the input!
