Your best bet would be to rehab the property and then when you are ready to refi ask the appraiser if it would be ok if you show them all the improvements you've made.

All I can do is check to see if the dead person was on title but that doesn't tell me if they own other property.In Albuquerque you may be flying blind with your probate marketing but I bet that means you will have a lot less competition if you follow through month after month.
