The answers to this would determine my next steps.Yes not being able to verify the info makes it difficult.I did just talk to one attorney and they did suggest the best thing is to start the eviction process - asking for just possession, and not a money judgement (get back rent owed and cost of filing), would make it easier - although he's not quite sure how the court would handle the tenant not being mentally capable (just found out from the fiance today that - supposedly - he's out of the coma but is "sleep-awake" and has no clue what's going on, and is paralyzed on the right side of his body (again, can't confirm anything).So the fiance has (confirmed) already moved out with the kids and is living with an ex-BF (one of the fathers of her kids) and no, she is not on the lease (another lesson learned).

The whole bees with honey approach did not work with her at all - maybe it did as we got most of what we needed but there are still a few things that would save our new bookkeepers a LOT of time to get payroll rolling and she's not providing it - What I dont get is the payroll issue really isn't just about me - it could potentially affect our staff which is the most frustrating - a lot of folks are paycheck to paycheck and need the money to hit their accounts when they count on it and looking to sabotage my team in a round about way really disturbs me. 

The cabin can sleep 8 adults comfortably, or maybe 10 if they use the fold out sofa.

Or a larger property where tha seller does not want to disturb the tenants and has hired a broker to sell the property quietly.

If we carry reserves and buy properties that have little to no risk of extended periods of vacancy or permanent decreases in value, we don't have to lose sleep over debt.

Some add the sofa bed as an actual bed which is a cheap trick to get the "sleeps x" number.

You sleep 9, but I only see 4 chairs at the table.
