You probably need to slow down and breathe for a minute contrary to what most others on the site might tell you. 

I have found properties on Hawaii Life that were not on the other sites. 

I'm in between jobs (a.k.a not employed) and I'm hoping I don't have to go back to the office life.I have 90K to use for investments.I can live for a year using other money I've saved.I've yet to buy any type of property.My goal is to be a helicopter pilot but not rely solely on that for money.

Hi @Harrison Blaufuss Fellow SoCal member investing in Indy, there is a lot of homework you will do but at the end of the day you are relying heavily on your team, at first your realtor that found the house and has given you their future predictions of the area,  then your PM will tell you what they think of the home and area, if you like it and place an offer then after the detailed inspection you can call and talk to the inspector for a few minutes about the house and area. 

I can't imagine that there are landlords on this site who don't do it.

the market will determine how much your information is worth when you package it.write a book, do a podcast, start a blog. information sales however is a low cost to entry, most people give out information for free (check out a site called www.biggerpockets.com to confirm).

I'd like to start in the GTA area (if possible buy a duplex to live in 1 part and rent out the other) and branch out to other areas in Ontario, as i gain more experience, and partnerships with like minded people.I'd like to add that BiggerPockets is a great site filled with a wealth of information, and i am anxious to consume as much as possible.

You are definitely on the right site if you wish to network with other investors, learn new techniques and strategies, and get a sense of direction in real estate investing.In my years perfecting and sourcing undervalued real estate for immediate resale, I have discovered that sending out blind offers to owners has garnered me the most success.
