It's a loose goal but I like structure too.I've been successful with some single family flips but they are hard to come by (much less predictable in availability and actually beating out other investors) so I am considering some longer term real estate investing. 

They also gave me the opportunity to advertise and help them sell a 3 bedroom single home,and they would give me a finders fee.

I appreciate each and every single one of you that provides input, it truly does mean the world to me.

I have been purchasing single family homes over the past few years as rental properties. 

Two parcels I own are sized/zoned for single family and one I own is sized/zoned for multi. 

If it is a single family home, I would just wait until it is vacant to even list it.

There are charity organizations that you may be able to apply to in order to get assistance on rent, and we would be happy to accept rent from such an organization (insert charity names and contact info if you know of any, in my area there are several grant programs that help single women specifically).

After taking the 6-12 months to learn about real estate investing I would refine my investing parameters... for example, do you want to invest in single family homes?
