Light remodel of bathroom and kitchen, painted accent walls, added a gate to make an enclosed patio, and gave the place a general ambiance/brand.

No way you can see things like copper pipe tied into cast iron, asbestos tile or asbestos wrapped piping in the basement, lead paint, and many other issues that can cost thousands.

  $850 a month is better than having a month vacant plus the cleaning painting etc, you would have to do to get the unit rent ready.Expect what could go wrong will and access all the possible today to the interior possible. 

Asbestos, Lead paint, nuclear, etc are not usually covered. 

The state of Florida requires a General Contractor's License to do most work, except small things like paint and floors.

I only ask as ripping out the ceiling to replace the insulation is pretty time consuming and expensive and I am not sure that it would completely eliminate the sound.  

I picked the tile when we did surrounds and chose colors and paint brands for painting jobs.
