Because I am investing in assets and asset classes that I expect to generate returns in excess of inflation over extraordinarily long time periods, all I have to do is:- Make sure that I continuously maintain a large surplus net of income/expenses with each passing month- Maintain a fortified emergency reserve that can withstand recessions (reminder that Lines of Credit dry up in recessions, as many investors are seeing right now!

The legislative session is scheduled to end Wednesday and Cuomo has threatened to bring lawmakers back to Albany into special session every day if they adjourn without at least extending the existing law.In addition, he reminded all landlords in the rent-stabilized system that the terms of all existing leases — even if there is a lapse in the law — will remain in effect until those documents expire.

bad time to evict a tenant due to holiday season?

Ask them what they think ...This reminds me of the thread a few weeks back where the guy wanted to evict over oil stains in the driveway ...When you have a mostly good tenant who pays regularly and mostly on time, you learn to have discussions with them so as to not generate animosity.
