Once the list is out consistently target these people until recognize and realize you are a local neighborhood specialist.

So if you sold it for $120K  you would then recognize a gain of $100K and would pay depreciation recapture tax on the write off you received over the years.Depreciation is a wonderful write off.  

I ran into this due to a covid case and didn't even recognize the risk this could present.

@John Moore   That happens because it recognizes it as spam.

Many states don't recognize handwritten wills (Virginia does), so that could be an issue.

That being said, Dun and Bradstreet wont recognize the transaction because it is between related parties.
