Here are the terms: Purchase Price: 255,500Loan Value: 229,950Sellers Credit: 15,000Down Payment: 25,550 (10%)Debt Payoff: ~22,000Interest Rate 8.12%This high debt payoff has doubled since I initially started this process (at first it was 10K) and lender is telling me it's due to the interest rate increases.

Currently under contract for a large off-market residential property.Quick details: 4,200+ sqft 12bed / 5bath (2 kitchens) (No a flood zone)(Light - Medium rehab / rent-by-the-room play)My partner has been a PM in this community for 20+ years and is highly confident in this deal (as am I).The current issue is, we aren't confident the property can close with a bank due to a few seller complications.( ^Very long story, but if you want to hear it I will tell you haha)We're looking to over-raise about $335k ($255k purchase and $80k for the rehab).But we (and our contractors) know the rehab portion will come in a bit lower.Can anyone point me in the right direction?

Here are a few: I just saw a LinkedIn post with a sponsor talking about how they are underwriting using cap rate compression, meaning that in 5 years the sales price cap rate will be 50 bps lower than the purchase cap rate.

Sellers over price the property in their mind and belief, so it requires some negotiations once they are located.There are plenty of properties that have not been on the MLS to buy, but the techniques we use to buy them means we have equity at purchase and we don't need to use banks to do so.It does require capital, and an understanding of what makes for a safe investment.
