I am currently hoping this tenant's new prospective landlord doesn't call me (most don't) but I will tell them that I wouldn't rent to the tenant again.If at all possible, I talk to the landlord prior to the current one, and I feel they are more likely to tell the truth about a bad tenant.

The current sellers, in conjunction with the previous owner, received an offer by a prospective buyer to buy the property, included along with it some additional land abutting it that the previous owner still possesses and wants to sell.

It was a win, win, win, win outcome as the seller walked away without totally ruining their credit and the debt all paid off, the bank was happy and got paid off within 120 days, I was happy because I got a great deal, and I was able to help another family into a home and make some good profit on the deal.
