It is always easier to do this in the year of purchase because there is a little more red tape involved by breaking out assets after the year of purchase.

My question is, are there any programs that can help cover closing cost if your using VA loans in MI?

You can get great downpayment programs without going the FHA route.

@Andy Bondhus I don't know the legality behind any of it but I do know that a lender can offer a program with specific features, in this case escrow, and if you do not agree with it, they do not have to lend. 

If you bought a SFR or rented one then you would be paying 100% of the expenses involved.

Work with a good mortgage broker who has multiple lenders and programs.

Get involved in networking....virtually but in person also. 

Are there books, Podcasts or ways that I can study about how it's done and the details involved.
