The same lender told me he would get me transferred into a new loan program, but Im having a hard time with that. 

We were fortunate we had a good relationship with the bank and they worked with us.Be prepared for an exit plan if things go nit as planned.  

they have some nice programs out there for fix and flip loans, if you have at least a 650 credit scorce

Only good thing about gas is if you are doing a rehab the gas company has/had a program where if you replaced each appliance like stove, dryer and furnace with gas ones they give you big rebates, which made them all basically free.

If the existing lease does this, then take the time you need to get your own lease docs prepared, then if you like this tenant and the terms, sign a new lease under you or your company.BP has form lease packages for free if you are or become a Pro member, or you can search for a standard lease, lease addendum, pet agreement, etc., on the Internet.
