The issue and opportunity for us is that in the past Belize government had problems with the contractors getting paid and not finishing.

Im interested in apt buildings and am curious about some of the not so obvious issues with this. any feedback or ideas is greatly appreciated

If you are not local it can draw other issues but open to having a conversation if you need references or advice. 

The issue I am running into is that, the investor is not looking for another investor to assign the property as since it might take longer to close.

.* One thing to keep in mind if the seller knows it will not pass an inspection/Appraisal they may not want to accept VA if they know it will be "Subject to" or fail due to an issue.

When multiple liens have been issued on a property, we now see multiple lienholders for the same property.

If I hire a VA outside of the country and make VA to send text messages, would there be any significant issues?

@Jeremy Torres, if you make decisions based on how you "feel" things with go you're bound to have issues.
