FHa loan for a duplex

My question is should I buy a duplex with an fha loan, live in it for a year, rent out one side and then move out and rent both? 
I feel like the rent will barely cover the mortgage and I won’t make any cash flow.

FHA is a great way to get a future investment property for only 3.5% down. If you were to buy the duplex right off the bat as an investment property you'd be looking at 20% down.
