Most of my communication with them is through automatic systems (we have backed software for showings) and for offers (there is a backend system for offers) then depending on the listing, the bank responds directly to the contract and once it gets accepted, its all through the lawyers.

@Nikki Grizzle - the road of least resistance (prevent communication issues) is to hold the tenant responsible for anything that's not normal wear and tear.
